MW\LAND is a fully licensed North Carolina real estate broker with over thirty years of active experience in the rural land business. Our experience and depth of knowledge is unsurpassed as is our work ethic, effectiveness and customer service.
MW\LAND does not generally list land. We work with buyers and sellers but usually we represent the buyer. We are allowed by law to facilitate and deliver offers, prepare contracts and get deals closed. We must get all required disclosures signed, disclose material facts, and be honest and fair with both parties. When we are paid by the buyer, which is often the case, we represent them by law. That does not mean we can be unfair or unjust to the seller, we still operate under a duty of law that requires us to be fair to ALL parties. When we are paid by and represent the buyer, we cannot offer pricing advice or dictate terms to the seller but we can deliver offers to the seller that the buyer has asked us to to present. Even though NC law allows for “Dual Agency” we do not agree that both buyers can be represented fairly by one party so we will never engage in “Dual Agency” whatsoever.
In the event that we agree to list and market a property for a landowner, the role is basically reversed. The landowner is our client, they pay us when the land is successfully sold, and we own them our fiduciary care, but again we have to be fair and honest with both parties.
In most cases we represent the buyer and they pay us. We are certainly open to discussing listing and selling land for a landowner but generally we have buyers ready to buy immediately. Regardless of whether we represent the buyer or the seller, rest assured, we will always perform from the same position of honesty and integrity.
